Canyon County's association profile

Canyon County has absorbed enormous residential growth, much of it in the value and workforce housing segments. Associations here are frequently assessment-sensitive: a dues increase that a Boise foothills community would absorb without comment can be genuinely contentious in Nampa. That is a communication problem before it is a financial one.

The assessment-sensitivity trap

Boards under owner pressure to hold dues flat often do so by cutting reserve contributions, because reserves are the only line item nobody feels this year. It is the most expensive decision an assessment-sensitive board can make, and it is almost always made with good intentions.
